Estepona’s €8.5M Award-Winning Development: What Ultra-Luxury Means in 2026

The Award That Put Estepona on the Ultra-Luxury Map

Official 2025 European Property Awards data shows Tyrian Residences in Estepona took the top prize for Spain’s best residential development, beating projects across Madrid, Barcelona, and the Balearics. The €3.6M to €8.5M beachfront complex, developed by Prestige Expo and Grupo BZH, signals something significant: Estepona has arrived as a serious player in Spain’s ultra-luxury market.

For context, that €8.5M price tag puts Tyrian’s top units in the same bracket as Marbella’s Golden Mile penthouses or Sotogrande’s frontline golf villas. The difference is location, Estepona still feels like a Spanish coastal town rather than an international resort, which is exactly what some buyers want.

What €3.6M to €8.5M Actually Buys You

The 40 beachfront homes range from 300 to 1,000 square metres, with three or four bedrooms depending on the layout. You’re looking at living rooms up to 70 square metres, main suites at 50 square metres, and nearly three-metre ceiling heights throughout. Half the units are single-storey, half are duplex penthouses, the penthouses command the €8.5M asking prices.

The premium features tell the story: private lifts to exclusive homes, garages for four or five vehicles, and over 1,400 square metres of common areas including a spa with hammam and treatment cabins, golf simulator, cinema room, and 24-hour concierge. This isn’t just a luxury apartment block, it’s positioning itself as a private members’ club that happens to include your home.

Security runs deep too: dual access points, licence plate recognition, perimeter laser systems, and round-the-clock surveillance. For buyers at this price point, privacy and security aren’t nice-to-haves, they’re deal-breakers.

Why Estepona for Ultra-Luxury Now

Estepona’s transformation over the past decade has been remarkable. The town invested heavily in its seafront promenade, old quarter restoration, and cultural programming. You’ve got excellent restaurants (Dani García’s group has a presence), the beach clubs are sophisticated without being flashy, and the international schools serve families who want luxury without the Marbella circus.

The practical advantages matter too. Estepona sits 20 minutes from Gibraltar airport, 45 minutes from Málaga, and you can walk to the town centre for morning coffee rather than driving everywhere. For families, non-resident mortgage financing at this level typically requires 40% deposits, so buyers are looking at €1.4M to €3.4M upfront depending on the unit.

The fact that half of Tyrian’s homes sold before completion (scheduled for summer 2026) suggests demand at this price point is real, not speculative. These aren’t investment flips, they’re primary or secondary residences for families who want beachfront luxury in a town that still functions as a town.

The Broader Estepona Luxury Market

Tyrian Residences sits at the absolute peak of Estepona’s market, but it’s not alone. The town now has several developments in the €2M to €4M range, particularly along the New Golden Mile stretch toward San Pedro. What’s different is the buyer profile, less international speculation, more established families looking for year-round or substantial seasonal living.

The European Property Awards recognition matters because it puts Estepona on the radar for buyers who might have automatically looked at Marbella or Benahavís first. The town offers something those locations struggle with: luxury that doesn’t feel artificial, and a community that functions beyond the expatriate bubble.

For buyers considering this market segment, I’d strongly recommend visiting in January or February to see how Estepona feels in winter. The town has genuine year-round life, unlike some Costa del Sol locations that essentially close down between November and March.
