Submit an enquiry on a listing you like. EPG forwards your message to the estate agent marketing that property. They reply with viewing times and next steps.
Viewings
The listing agent arranges viewings and answers questions on the property. Many buyers visit once in winter and once in summer; the coast feels very different off-season.
Offer & reservation
You negotiate the offer with the listing agent. Your Spanish property lawyer reviews the reservation contract (contrato de reserva) and private purchase contract (contrato privado de compraventa) before you sign.
Conveyancing & finance
Your lawyer handles NIE, escritura pública, registry, and the purchase-tax pipeline (ITP / IVA / AJD / Plusvalía). If you need a mortgage or FX, your broker runs those in parallel.
Completion & beyond
Keys, utilities, community fees, and ongoing IBI. Schools, healthcare, residency visas (TIE / Non-Lucrative / Digital Nomad), and removals are separate decisions our newsroom covers in depth.
