Finding a property
Search partner-agent listings across the Costa del Sol, from Sotogrande to Nerja. Filter by area, price, beds, and property type, save favourites, and enquire on anything that fits.

International buyers appoint a Spanish property lawyer for NIE, the reservation contract (contrato de reserva), private purchase contract (contrato privado de compraventa), public deed (escritura pública), and registry.

Mortgages & currency
Non-resident buyers who need finance typically work with a mortgage broker who compares BBVA, Sabadell, CaixaBank, ING, and Bankinter against salaried, self-employed, retired, or investment income profiles.
LTVs for non-residents usually cap at 60% to 70%; British buyer criteria shifted after Brexit. For currency, specialist brokers often charge 0.3% to 0.7% versus 2% to 4% at a high-street bank. On a €500,000 purchase that gap is material.
